Meredith and Aaron are superb to work with. Since john and mary left they r rhe best. Go above and beyond! Out of their control but teenagers were taking all beach chairs plus leaving them on beach overnight also carrying sand all over lobby etc One suggestion for complex owners is to get new luggage carts and provide more. I saw only 2 and very old. Our unit was very clean and had all ammemities and more needed to cook. Only one beach chair provided in our unit. Managers always so kind and willing to help my daughter and i n anyway they csn.

This was our first time at Collwood Condos. Condo #205 was fabulous with the perfect view of the gulf. The unit was extremely clean and well stocked. There’s plenty of space for a family stay. Beach chairs are available as well as shuffleboard and a pool with a comfortable temperature. It’s within walking distance to John’s Pass. The managers Aaron and Meredith were very accommodating, friendly and excellent with communicating. They truly made us feel welcome! We appreciate the managers being onsite. We look forward to visiting again.

Our kids grew up having family vacations at this condo since 2001. We refer to other guests as the Collwood family as the vibe here is always welcoming. This building is on the west side of the street, so whether you have Gulf view, or street view, you are just steps away from the beach. Onsite resident managers, Meredith and Aaron, are so friendly and helpful. Recovery from 2024 hurricanes have created updates and new amenities that we enjoyed. I have stayed at different places in Madeira Beach, but Collwood condos has been the best. We have stayed in different units, but now our favorite is unit 506. Management is on site, they keep everything clean and are there if you have any issues with your unit. I love that it is in walking distance to John's pass.

Our stay in unit 506 was outstanding. Great location within walking distance of anything you would ever want when it comes to entertainment and restaurants. Management so helpful and on site, so when you need anything, they are there. We will be returning, this will be our go to place when we want to be at the beach.

This review is based on the lack of communication PRIOR to the weather damage. In August of 2024 we struggled to get a response from management after emailing AND leaving voicemails. Unfortunately, they had our deposits for this year so we had no choice but to let it slide. Now we have been waiting on a reply since January and we have been extremely patient given the circumstances. It’s becoming clear that the property needs new management or at minimum someone that responds in a timely manner to emails and calls. My family and friends are beyond frustrated and it’s sad because we have stayed here on many occasions with no issues whatsoever. Being that there’s more than 3 of us that have been patiently waiting on replies it’s evident this isn’t just a mistakenly overlooked email or voicemail. Again, we have never had issues in the past. Also, we aren’t living in the dinosaur ages anymore- for the amount you charge you’d think you’d update your payment process. Hard to believe places still even take checks.

We stayed in Unit #102 over spring break with 3 kids (ages 3, 8, & 11 for reference). This was our first time in this area. The check-in process was very easy and the property manager was friendly and helpful. Our unit was very spacious and was exactly like the photos on the website. The 5 of us all felt like we had plenty of space. The beds were comfortable, although they had a memory foam topper that was not very breathable. There was toilet paper, paper towels, laundry detergent and dishwasher pods all provided. It was SO nice to be able to do laundry in the unit as we had wet swimsuits, towels etc, almost every day. Having 2 bathrooms was also really nice when everyone needs a shower after a day on the beach. The location and convenience factor of this place can't be beat. You are just steps from a beautiful beach and there were lots of chairs, boogy boards and sand toys to use. You are also walking distance from lots of restaurants and shopping which is great since you have to pay to park EVERYWHERE here. Be aware, this is a super touristy area and gets incredibly busy as it's lined wall to wall with huge condo buildings. (Not a knock on Collwood, but to help anyone else who is unfamiliar with the area!) There is plenty of room on the beach, but be prepared for large groups everywhere and huge wait times at restaurants if you don't go early or make a reservation. Like 90+ minute waits. There were only a few things we were a little disappointed with. While it was awesome to have a pool onsite I do not think their filtration system is working correctly. There was constantly junk floating around in the pool, hair, mysterious pools of gunk etc. The pool is very small so if a group of spring break young adults are there it's not very comfortable for young kids. The floor of our condo was really dirty. I understand they can't deep clean it after every guest, but we ended up wearing sandals all the time because otherwise our feet/socks were filthy. There aren't dedicated fans in the bathrooms so the condo got really humid after 5 people took showers at the end of the day and made everything (clothes, sheets etc) really damp. The internet was a bit spotty and slow which impacted the TVs and kids tablets etc. Also, only having the option to pay by check seems pretty archaic and it made me anxious to have to mail a check for this amount. Overall it was a 4 star stay since we had a great trip and enjoyed a lot of the features, but there were some things that could use improvement.

Perfect Family vacation. Right on a private section of beach. It's great for quality family time. Condos are well kept and Mary and John always take the best care of their guests.
