Stayed in unit 105 10/11-10/18/2025. The positive note was the location as our balcony looked out to the ocean. It was a remodeled unit and we were using credit from not being able to visit last year due to the hurricane. Unit 105 is a 1 bedroom. It has 2 queen beds with very basic frames and solid foam mattress. There are smart TV's, but the internet is so spotty throughout the unit, we had to log on multiple times daily. While the kitchen lacked some basic needs and the Keurig did not work, it served basic needs just ok. We had to buy a bag of ice because there was no icemaker. There was also not blow dryer even though the listing said there was one. Management did get me one. The biggest issues and I mean BIGGEST was the shower. This was a step in shower with the flimsiest shower curtain on the planet. The shower head had no adjustment and the water pressure was similar to a power washer. We had to place 2 gallon jugs of water to hold the curtain somewhat in place due to the mist and wind that stirred up from the water pressure. If you did not want to get your hair wet in the shower, it was impossible due to the mist, similar to what you would find at Niagra Falls. It is so bad, you can see the paint on the bottom of the bathroom door which is next to the shower, as well as the wall trim having damage from the repeated moisture. I reached out to management with no response. The pool and common areas were fine. They did not however have it heated as advertised. Also, we had to tell them to turn on the pool lights. While we have visited Sandy Shores multiple times, we will not be visiting this unit.

We stayed in 211 from October 3rd 2025 - October 10th 2025. A few weeks before arriving we received a call to say the elevator was out of order we could have a refund, move to surf side or stay and rake 25% refund in checkout as surf side couldnt accommodate a party of 7 and our flights were booked and paid we opted to stay although not ideal. We arrived and after trailing out cases up the stairs notice people coming out the elevator which appeared to be working no one informed us it was working before arrival or to throughout our stay we had to find this for our self. The apartment was very unclean with dirty cutlery in the drawer dirty pits in cupboard and the coffee machine still hslf fill with water. The fridge had what looked like dried in spilt milk on the shelf we had to wash it out. The floors needed washed as the children’s socks were firstly and badly discoloured from walking on it. The tv remote in lounge did not work it had no back and batteries didn’t work. The balcony light didn’t work meaning we couldn’t eat or read at night on the balcony as it was pitch dark. We reported the light and remote the batteries were replaced after 5 days and the light was never fixed. The main reason we booked the apartment was for the balcony which was extremely disappointing. The rooms were dirty and dusty under beds we found an old sock behind one bed and the dust was thick. The bed in one of the rooms needed an elevator to reach it and was dangerous for children incase they rolled out the bed. The fridge had broken drawers and shelves. We complained about hygiene and balcony light not being fixed after checkout however this was not addressed. We have been staying at Johns pass for 16 years and never experienced such low standards although this is our first time booking through Johns pass condos it will be our last.

We stayed at unit 510 on Sept 26-29, 2025. The elevators are out so it was a chore to walk up 5 flights of stairs. Some things that I remember observing that need to be addressed (I emailed the following to Johns Pass Condos today so hopefully they are corrected.) The master bedroom Ceiling fan blade is missing so the fan cannot be used. The broken blade is inside the drawer under the bed (placed there by someone prior to our arrival). 2 of the folding chairs in the lanai are broken. Fire hazard: The dryer was completely full of lint. I pulled it out to clean it before using the dryer and it ended up putting a bunch of tiny shells and sand inside the dryer that I could not clean because there is no hand vacuum. (This needs to be cleaned professionally). The dishes in the dishwasher were dirty. The floors were dirty and sandy. Replace the pots and pans with stainless. The ones in the unit are the nonstick type and the nonstick surface has cracked/lifted to the point that no one should use them. Bad for one's health. The king bed needs a mattress cover and a fitted sheet. It had a sheet on it and we woke up directly on the mattress from turning through the night. The extra pillows in the closet are very stained and look gross. I didn't see any pillow cases so we were not able to use them. There were many dead love bugs on the master bedroom floor by the window so the room was not vacuumed or swept. There seems to be a small leak in the master bath coming from the toilet. Living room lamp in the corner needs a bulb. It did not turn on. It is obvious that the cleaning crew needs to do a better job. Bathroom tubs have some mildew growing. Would have loved to have a Roku or Amazon Firestick to access Youtube on the TV. If it was there, we could not figure it out. Please Leave instructions for the smart TV. Please leave the check out instructions posted somewhere with the phone number to call or text when checking out or if issues arise. The sliding glass door track needs to be vacuumed/cleaned and the lock does not work. The condo has a great view and an awesome pool area! We would book with Johns Pass Condos again (after the elevators are replaced and the unit has great reviews after improving their cleanliness). Thank you! Carolyn Christian

My family & I stayed at beach place 510. The building facing the water on 7/14-7/21. This was our first time ever staying here & it will be our last. My sister & mom had arrived earlier that day & the elevator worked fine. When I got there with the rest of the family the elevator didn’t work leaving us having to carry our luggage up 5 flights of stairs with a baby and an elderly women. This was only one of multiple times that the elevator didn’t work. The condo itself was very nasty. The chairs to the table was gross, the floors still had sand on them to where no one could walk barefoot, the couches had sand on them, no one could walk out on the balcony because it had a puddle of water that collected sand as soon as you open the door, the table was rusted and a chair to the outside was broken, and the railing on the balcony was loose from the wall so my children never got to go out there as I didn’t feel like it was safe for them. We went to the beach & when we came back The fan blade was laying on the master bed. It looked like it had fallen off while we were gone. To me this is a safety issue because what if myself or my children were laying on that bed and got hit? The beach itself was very beautiful & will definitely be going back to Madeira beach, just staying somewhere else. I do hope all of these issues get addressed and not just shrugged off.

Should have read the reviews before booking here. Booked and confirmed a 2 bed/2 bath unit, only to find out when we arrived that we were switched to a 1 bed/1 bath unit. When I called the office, I was told that someone had left a VM regarding the change. I NEVER received a call regarding this. That is a conversation I would have definitely remembered. In fact, when I called to make my final payment a month before our arrival date, nothing was mentioned about it at that point either. I understand that things happen, but COMMUNICATE and BE HONEST!! My husband and I were traveling with 2 teenage boys, we would have looked for another option had we known we weren't getting the 2 bedroom unit we booked and were expecting. We also had to wash all the linens, our bed looked like someone went right from the beach to the bed. I should not have to bring my own supplies to clean a vacation rental before I can enjoy it. The only positive thing that came out of the room switch was that we did have a balcony directly facing the beach.

DO NOT RENT THESE CONDOS! We stayed in unit 104. There were receptacles with no covers and electrical wires hanging out of them on the walls and on the ceiling. The smoke detector was in the kitchen drawer, not on the ceiling. The bathroom closest did not have any shelves, they were laying on the ground. The bathtub was disgusting. The bedroom closet was full of junk including, a dusty old fan. One bed was broken when we arrived. The beds were awful, not comfortable or clean. We slept in our clothes, on top of the covers the first night and I washed all the bedding the next day. We found a drywall screw in the Keurig and the coffee pot was dirty and missing parts. We could not make coffee during our entire stay. The living room curtains had stain all over them and the couch was ripped. The pots and pans above the refrigerator were covered in drywall dust. The bifold door in the kitchen was off the track and was leaning against the wall. Ashley and David did little to nothing to fix these problems.

I only gave them 1 star because 0 was not an option. What a HORRIBLE company to rent through. Our condo looked NOTHING like what we booked online through them. As we arrived the kitchen floor was flooded. The water was coming up through the tiles. Because of the water in the kitchen, the unit has smelled like mildew all week! The only thing they were good for was bringing us some extra towels after calling multiple times a day. Even then Greg brought us hand towels for a flooded kitchen. The tiles were broken all throughout the unit and one of my kids cut his toe. The doorknob in the bedroom fell off and we had to put it back on, the screen outside fell off the door tracks and the blinds inside are broke and haven't closed all week. Which normally wouldn’t be a problem except we have kids sleeping on the pullout and the sun comes up at 6am. The furniture outside is also falling apart. They knew before we got here the condition of the unit because they kept trying to blame the renters before us. Even so, you’re a rental company. That’s your job to keep it decent enough to be rented. It should have never been rented to us. We paid way too much money for these conditions. Some of us are local so we understand the old building but these conditions have been unacceptable for children and elderly people staying here. We also are owners of some units at Myrtle beach SC so we also understand what a rental unit should be like. Even the maintenance man that came in on Wednesday morning to turn off our ice maker for the week said it was unacceptable and we should have been moved. They gave us a measly $200 refund which is nothing compared to what we paid for the weekly rental. Greg, the property manager and who’s sons own the company promised us more. We tried to communicate after we checked out but got no return phone call or email. We rent in Maderia a lot but will never use this company again or recommend any one else do. Do yourself a favor and use another company.

One star is over rated. Unfortunately one is the least I can pick. Our essential expectations for renting condo 401, from Johns Pass Condos, was that it would provide cleanliness and comfort along with an ocean view. However we encountered unpleasant, disgusting living conditions and faced challenges when seeking resolution. This review aims to share our experience involving a filthy condo with concealed mold, the lack of assistance from management, and the subsequent move to a different unit without an ocean view. Upon arrival at condo 401, with an ocean view, expecting a pleasant living experience, it quickly became apparent that the unit was filthy. (Pictures included) The conditions were far from satisfactory, with accumulated dirt, dust, and general neglect evident throughout the premises. Furthermore, mold growth was detected, a fact that the renters and condo management were aware of and attempted to conceal by painting over the affected areas and continuing to rent it out. (Pictures included) Such concealment not only raises concerns over health hazards but also highlights the negligence of the renters and which was overlooked by management during the rental agreement of an inspection before occupancy. Regrettably, when the issue was brought to the attention of the management, their response was disappointing. The only option they provided was a room with no view at all. Despite making multiple complaints regarding the mold, filth, loss of an ocean view and two days of our vacation to management seeking some sort of restitution failed to provide any assistance or take the necessary steps to rectify the situation. This lack of support displayed by the management is highly unprofessional and reflects poorly on their commitment to providing a safe and habitable living environment for their tenants. Relocation without an ocean view was our only option provided to us by management. Feeling disheartened and left with no choice, the decision was made to move to a different unit (209) within the same condo complex, primarily for unhealthy living conditions. However, the new unit offered no ocean view, which was initially one of the key aspects that attracted us to the rental property. This loss of the desired amenity further added to the frustration and disappointment experienced throughout this ordeal. Unit 209 also had issues with cleanliness. We found the shower curtain in our bath had mold all over the bottom edge, dirty air vents, a toilet tank that would not refill with water, a patio door that would not lock and a broken coffee pot. Once again a call to management failed to provide us any help. When talking with other tenants at the poolside we heard their concerns about dirty conditions and a few complaining about odor in their room. The overall condition of this priority is in poor condition, including a dirty elevator that moves extremely slow. This unfortunate experience and the challenges faced by us when encountering a filthy condo with mold, compounded by the lack of assistance from management. The implications of such conditions on renters well-being and the overall rental experience should not be underestimated. I would never recommend renting condo 401 and furthermore never recommend staying at John’s Pass Condos. ********************************************************** Below I have included pictures of most of the issues we encountered. The first two pictures are from the advertisement for room 401. I enlarged the second picture to show how they were painting over mold. The third shows the picture I took. Please note the exact uneven ceiling that indicates they knew the mold existed. More from room 401 Missing blinds, filthy closet, mounds of dirty on door jam, filthy heat/air vent, black hole in tub leading to drain, possibly more mold painted over, disgusting carpet. Room 209 Toilet tank would not refill, filthy air vent, filthy vent in bath, black towel after wiping up water, broken patio door

I recently stayed in unit 303. The view is a 5/5 beautiful but the rest might be below a 1/5. Dirty dirty dirty floors. So dirty that brand new socks turned black within being in the room for 30 minutes to unpack. So gross. The rest is a list of why I can’t give higher than a there’s no garbage disposal and dishwasher is broken and rusty (looks over 25 years old); the bed uncomfortable and no real comforter (light blanket type comforter): the one bathroom is gross- tile floor is ripped up looks like they replaced old vanity with different size one but never fixed floor- super dirty and gross if a soap bottle falls of tiny vanity sink, Very little space to place your toiletries; no extra blankets; lightbulbs in bathroom are out, closet doors are broken off sliders, rusty looking vents; The building as a whole is loud; multiple buttons in elevator don’t work / light up and the elevator inspection certificate is expired; dirty rusty vents and most fixtures; tiny kitchen table only seats 4 but could expand if they left the leaf for it there, all the chairs in kitchen have wobbly legs; cracked glass in cabinet, appearance was glued back together, seems dangerous; there’s limited lighting and no lights on balcony; and lastly shower head sprays everywhere (looks like it’s 50 years old and rusty) . If it were a couple of there things - probably still a 4 but with all of these issues it’s way too expensive to be so rundown.
