The location is directly across the beach and a nice park/rec center, and near nice restaurants and night life. However - The room we were in, Aruba, should not be rented - it is directly in the middle of the kitchen-dining area-restroom-for-staff-and-diners and adjacent via old (vintage?), thin windows to the main dining room. What this means is you're listening through paper-thin walls to breakfast being prepared in the kitchen, hearing various conversations diners have during the course of breakfast service, and the post-service cleanup and staff conversations that happen on the other side of the aforementioned thin walls. The public restroom directly outside the room door means that when you exit the room, you are likely to have either staff or diners waiting in line for the restroom to wade through and then watch them explore your room and any family members inside as if you are a zoo exhibit as the bed is directly inside the door. And what happened when this was brought up to the staff? A call to the owner to ask for another room had potential, but unfortunately when at wit's end with the noise of rewrapping flatware for tomorrow's breakfast service and endless complaining conversation of the staff on the other side of the aforementioned thin wall - my wife's complaint about the noise was met with an insolent response from one of the young men working there, "This is also a restaurant, and if you don't like it, you can go somewhere else." A conversation with the owner was calmer and he mentioned he was not aware of the noise level and discomfort of the room (there is a Google review here about the very topic...), and no other guest had ever mentioned it. He said he would speak to the employee's impertinent advice to my wife. We found other lodging and followed the advice of the young, insolent staffer.

Me and my girlfriend spent 3 nights over the 4th of July weekend and had a great time. The staff was always pleasant and friendly. Marie one of their managers was responsive to my questions and additional room request. She was a great help in making our last minute trip a rememberable one. We stayed in the key largo suite and enjoyed how the room was the perfect size for both of use and her dog. The room had a great vibe and amenities with it. The hotel has a cafe right next door I literally could have ordered my breakfast through the wall. The food was great and the location of the hotel is perfect you have the beachfront within a 3 mile walk and if you want to go to the ocean side instead of the bay it’s a 12 min drive. Also many great restaurants were within a 10 minute walk down the beach drive.

A Hidden Gem in Gulfport. We had such a wonderful stay at the Breeze Manor Inn in Gulfport, FL! It’s a charming, family-run inn, and you can really feel the love and care that goes into everything here. The staff was incredibly kind, warm, and welcoming. The location is fantasti just across from the Gulfport beach, and some of the rooms have views of the water. Our room was spotless, and the attention to cleanliness really stood out. The bathroom felt surprisingly modern and recently updated, which was a lovely touch. Another big plus: it’s dog-friendly! It was so nice to find a place where our pup was not only allowed but welcomed. If you’re looking for a relaxing, personal, and comfortable stay in Gulfport, I can’t recommend Breeze Manor Inn enough. We’ll definitely be back! Also try the Breeze cafe for breakfast. It was delicious.

Sea Breeze Manor is the best bed & breakfast I’ve ever had the pleasure of staying at! Okay, so maybe it’s the only bed & breakfast I’ve ever stayed at—but regardless, it was a pleasure. The hosts, Michael and Marie, were super helpful, kind, and informative from the very first phone call. Marie was always quick to respond to any questions I had and was incredibly helpful in resolving them. The manor itself is beautiful, and my room—I believe it was the Key West Room—was comfortable, charming, and newly renovated. It had a smart TV, a Keurig machine, and K-Cups available in the lobby whenever I wanted coffee. The king bed was super comfy, with the best pillows I’ve ever gotten to rest on. The room was always comfortable, and the massive first-floor patio had tons of spots to hang out, plug in a laptop to work, or just enjoy the view of the Gulf right across the street. The location is right on the beach and just a few minutes’ walk from Gulfport’s main street. The entire area is super cute and charming—a great low-key spot to take it easy for a few days. The café on the property (separately operated) opens at 8 a.m. and is amazing. Everything I had there was homemade and seriously delicious. Overall, between the great location, beautiful views, wonderful hosts, and cozy café, Sea Breeze Manor is a truly charming bed & breakfast that will leave you grieving its absence the moment you check out. Best place I’ve stayed in all of downtown St. Petersburg—no doubt. Thanks, Michael and Marie!

My husband and I are staying for 3 nights. We arrived on a Friday morning and had to walk through the café to check in due to construction going on in the front. We waited around for about 10 minutes before someone was able to check us in. The host? asked if we had checked in the day prior, which was odd (and we hadn't), but then showed us to our room without checking IDs. I guess if you give the right name, you'll get a room, no questions asked. The room was not fully ready for us as the host said people would be in and out for hours to fix the 2 TVs. It's not a great start. The room looks nice but has 1 1/2 bathrooms and no closet. Why they think 2 toilets and no place to hang a coat is a good idea is beyond me. Mind you the room only has 1 bed. The Aruba is tragically located right next to the cafe. The door is adjacent to the cafes restroom. There is a door leading outside in the room that bumps into a café guests chair. We had an early flight, it's the hottest part of the day, we'd like to take a nap, and all we hear is banging, dishes crashing, café chatter, footsteps, and the public bathroom door opening and closing. Not to mention worrying about someone coming in to fix the TV. There's no breakfast included, but we're surrounded physically and audibly by the hustle and bustle of a cafe. This place charges too much for what it offers amenity and location wise. Edit: Marie and I had a nice chat about my concerns. She was able to fix the TV while we were out and most importantly got us a dresser for the room. I appreciate her taking the time to address our concerns and make the stay more comfortable. The room is quieter at night and the beds are very comfortable. I would only recommend adding black out curtains to the room.

What an absolute delight. My BFF & I spent two nights at the Sea Breeze Manor Inn for a little girls getaway. The Jamaica room was beautiful! The bed was cozy - loved that there was plenty of space for us to move about. The icing on the cake was certainly the view off the balcony overlooking the beach area. Highly recommend & thrilled to have found this gem.

We really enjoyed our 3 day stay at Sea Breeze. The Bermuda suite had a tiny view of the bay but a very comfortable balcony overlooking the event area. The new hosts are almost done repairing the storm damage from last fall. The room was spacious, the bed comfortable, and there was plenty of room to relax. The breakfast in the cafe (not included in our price) was excellent. So nice to be able to walk to the shops and restaurants in relaxed Gulfport. We'll be back!
